Use this form to release a Mortgage that has been satisfied and/or paid in full. The lender/secured creditor shall record a satisfaction within 30 days after the lender receives full payment and performance of the secured mortgage. If a satisfaction is not sent to the mortgagors/borrowers, the lender ((a) is liable to the mortgagors for five hundred dollars ($500)) [and any actual economic damages directly caused by the failure to comply with this section.] (Section 35-10-92(c)) [Section 35-10-92(d)]
(The satisfaction in full by any one of several joint) lenders/(mortgagees, or his successors or assigns, on the margin of the record, and properly attested by the probate judge, or his chief clerk, or the filing of a release) of mortgage (by such party properly notarized, acknowledging full satisfaction of any mortgage in the names of two or more persons jointly as) lenders/(mortgagees standing on the probate records of any county in) the State of Alabama, (shall be sufficient to extinguish the lien of such mortgage.) recently joined Deeds.com. still exploring the site. has been very helpful in providing local information for recording, such as fees and requirements. i am working to correct mistakes made within a deed. it is amazing how these municipalities operate outside the scope of Article 1, Section 8, Clause 17; to claim land is "in" the "State of ____. when the land is actually not ceded to the United States of America as for use for needful buildings. beware of the fraud perpetrated by Attorneys in the recording of your Deeds. Registration as "RESIDENTIAL" puts your private-use land on the TAX rolls with the use of that one word. i recommend this site as it appears there is information for each state and each county office. will update my review once i place an order.

This was such an easy process and even tho you had to pay a $15 - to me it was well worth not having to drive downtown etc or take the risk of mailing the documents (fearing that they would get lost). I'll be using this from now on...

Had a difficult time finding my download after purchase. Thankfully I had printed the form and had. However it was read only and I'm not experienced enough to be able to change that. So I went into my word program and typed in the form. I should be able to use it for my purpose. Just glad I was finally able to find it after hours of searching online. I'm in my 70's and not real computer intelligent which may have been part of the problem
