Are there any recurring fees involved?
No. Nothing to cancel, no memberships, no recurring fees.
Use this form to release a Mortgage that has been satisfied and/or paid in full. The lender/secured creditor shall record a satisfaction within 30 days after the lender receives full payment and performance of the secured mortgage. If a satisfaction is not sent to the mortgagors/borrowers, the lender ((a) is liable to the mortgagors for five hundred dollars ($500)) [and any actual economic damages directly caused by the failure to comply with this section.] (Section 35-10-92(c)) [Section 35-10-92(d)]
(The satisfaction in full by any one of several joint) lenders/(mortgagees, or his successors or assigns, on the margin of the record, and properly attested by the probate judge, or his chief clerk, or the filing of a release) of mortgage (by such party properly notarized, acknowledging full satisfaction of any mortgage in the names of two or more persons jointly as) lenders/(mortgagees standing on the probate records of any county in) the State of Alabama, (shall be sufficient to extinguish the lien of such mortgage.) After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). I was counting on deeds.com to help me with a closing I was working on. I stumbled with the instructions but when I recovered there were no problems. The instructions were helpful and the deeds etc. were just what I needed. I give deeds five stars. I am 76 years old and when the application asks for the user's name I always think they want my name. WRONG. I am trying to learn computer speak.
