This form is used for the sale of real property located in Alabama. The principal designates an agent and empowers him/her to act in all necessary legal documents for the sale of a specific property. The Limited Power of Attorney is durable and shall not be affected by the principal's disability, incompetency, or incapacity and terminates immediately upon the satisfactory closing of the specified property.
Recording: For the POA to be used in a real estate transaction, it usually must be recorded in the county where the property is located. This is necessary for deeds and other documents executed by the agent to be recorded and considered valid.
Agent's Duties: The agent is expected to act in the principal's best interest, maintain accurate records, keep the principal's property separate from theirs, and avoid conflicts of interest.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. Easement deed contract was easy to complete, however after additional research raises some concerns because the Ohio deed does not list a requirement for witness signatures and does not provide lines or an area for witness signatures. The document does provide the necessary area for the notary information and the grantor and grantee.

As a first time user and not having knowledge of how your site worked it was awkward to upload a file and not know what to do next. I found out there is nothing to do next but that after some time looking for a submit button or some kind of confirmation that I was doing the right thing.
