A Special Warranty Deed is similar to a General Warranty Deed however it only contains two basic warranties:
a. That the grantor received title.
b. That the property was not encumbered during the time the grantor held title, except as otherwise noted in the deed.
In a special Warranty Deeds the grantor may include additional warranties but they must be specifically stated in the deed.

Not user friendly, and not an Adobe fan. The first page of Quitclaim Deed form cuts off the Parcel Identification line on the bottom. Also quite a few forms showed up to be downloaded , after I paid, so I was unsure if all the forms were part of the quitclaim package. I have adobe but was unable to locate the forms in adobe on my computer after I downloaded them. Just wanted to print out one quitclaim deed form, which would have taken less that 3 minutes. instead it took 97 minutes. Thank you, though, for having the form there.

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed.
You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file.
It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.

I am really impressed by this website. Not only is it affordable, but they give a detailed description, instructions, and an example to follow. Also there are additional forms included. And it's State, even county, specific. They do not require a subscription either as you can just order what you want. Thank you!

This is quick, easy, and very reasonably priced. I wish I found this site before doing my living trust. I had the company who does my trust do the transfer deed and they charged an additional $329 for the deed alone.
