An easement deed is a voluntary transfer of some of the rights inherent in property ownership. It allows the easement holder to use real property in Arkansas that he or she does not own or possess, but does not allow the holder to occupy the land or exclude others from using it, unless their use would interfere with the easement holder's use.

An easement in Arkansas, whether it is a preservation easement, conservation, easement by prescription, or any other kind in use, must contain binding and enforceable covenants that run with the land or structure.

Before an easement or any deed affecting real property can be recorded, it must be acknowledged or proved as required by law. Easement deeds and all other instruments of writing for the conveyance of real estate in Arkansas should be executed in the presence of two witnesses who are not otherwise involved with the transaction or should be acknowledged by the grantor in the presence of two such witnesses, who should then subscribe the deed. When the witnesses do not subscribe the easement as described at the time of execution, the date of their subscribing it should be stated with their signatures ( 18-12-104). Any court or officer, either in Arkansas or out-of-state, that takes acknowledgments or proof of an instrument must have a certificate of acknowledgement endorsed on the instrument ( 18-12-205).

As a legal document, an easement in Arkansas should be filed and recorded in the land records with the county recorder in the county where the property is located. Every instrument affecting the title, in law or in equity, to real property in Arkansas, including easements, which is required by law to be acknowledged or proved and recorded will be constructive notice to all persons from the time the easement is filed for record in the office of the county recorder in the county where the property is located ( 14-15-404).

Great product. It would be better if the document files were not embedded within other files. It made downloading a little confusing. The titles of the forms did not match exactly word for word, which required a lot of back and forth to make sure I had downloaded the proper document. What would be great is if once you download a document, the hyperlink changed color, or somehow denoted the document had been downloaded. Just a suggestion. You have my email address if you have questions. STILL! Five stars for you guys. I would not let that hiccup dissuade me from buying any form package from you guys. Thanks!

I have an apple phone. I could not fill in the form to pay because apple phones do not have a dash that can be used when the field requires a phone number with a dash. I had to borrow an android phone in which the telephone keypad had a dash that could be used. It was easy to pay using an android phone but impossible to pay using an apple phone. Remove the requirement for dashes to allow apple phones to use this service.

This is an initial review of Deeds.Com and the ordering process for their Quit Claim package for Virginia. The ordering process was very easy and the price seems reasonable for what you get. I have reviewed and downloaded all my forms, but have not used them yet. Thus far I am pleased with the product and the process. E-Recording service is also offered, but I have not used that yet either. At this writing, I can whole-heartedly recommend Deeds.Com.

tl;dr - Bookmarked and anticipating using this site for years to come.

My justification for rating 5/5

1. Provide intuitive method for requesting property records.

2. Cost for records *seems reasonable.

3. They clearly state that interested parties could gather these records at more affordable costs through the county (which was more confusing for an inexperienced person such as myself). I mean, I appreciate and respect this level of honesty.

*I didn't shop around too much because it was difficult for me to find other services that could deliver CA property records.
