An Arkansas Mineral Quitclaim Deed (A.C.A. 14-15-402, 14-15-404) transfers oil, gas, and mineral rights from the grantor to the grantee. It is NOT A LEASE but a permanent ownership transfer.
Transfer and Rights: This deed includes oil, gas, and other minerals, with the grantor specifying the percentage of rights transferred to the grantee.
Access and Use: The grantee gains rights for mining, drilling, exploring, and developing the minerals, including their storage and transportation.
No Title Warranty: The grantor transfers rights without any title warranty (A.C.A. 18-12-104).
Uses: Mineral deeds with quitclaim are often used in situations where the grantor wants to quickly release any interest they might have in mineral rights, such as in settling estates, resolving disputes, clearing up uncertainties about ownership in a title's history or when mineral rights have previously been severed or fragmented from surface rights and cloud a title, making it difficult to transfer property. Resolution often involves the holder(s) of the mineral rights, quit-claiming any rights he/she/they have or might have in the subject property.
Legal Requirements: The deed requires specific content and execution before two disinterested witnesses, one of whom may be the notary (A.C.A. 18-12-104).
Recording: Must follow formatting requirements (A.C.A. 14-15-402) and be recorded promptly to establish public notice.

I found a lot of useful information regarding the Lady Bird Deed and feel it will serve my needs as opposed to a Revocable Living Trust. The information was easy to understand and very helpful. The forms seem easy to complete and I plan to get them notarized and filed at the courthouse very soon.
Thank you for your feedback. We really appreciate it. Have a great day!

I thought the process was fairly easy. The price was reasonable. I had a slight problem, some of the words were missing from one page of the documents when I printed it. However, after I saved it to my computer, I was able to print the page in full.
Thank you for your feedback. We really appreciate it. Have a great day!

Thank you for your services...Attny office quoted a very large fee for the "TOD DEED" process, so this is very helpful that I am able to take care of this myself. If I would have researched your link sooner, I could have saved my Dad a lot of money for the "SURVIVORSHIP DEED". Thanks again & have a wonderful day:)
Thank you for your feedback. We really appreciate it. Have a great day!

You should add a button to cancel a package. I uploaded a document for e-recording, but wanted to cancel because I got a more clear copy.
Thank you!

The e-recording service was invaluable. This was my first experience recording a document in any capacity. The feedback I received was useful, concise, and presented kindly. I cannot imagine having to try to record by mail, or without the guidance that was provided to me.
We are delighted to have been of service. Thank you for the positive review!
