An Arkansas Mineral Quitclaim Deed (A.C.A. 14-15-402, 14-15-404) transfers oil, gas, and mineral rights from the grantor to the grantee. It is NOT A LEASE but a permanent ownership transfer.
Transfer and Rights: This deed includes oil, gas, and other minerals, with the grantor specifying the percentage of rights transferred to the grantee.
Access and Use: The grantee gains rights for mining, drilling, exploring, and developing the minerals, including their storage and transportation.
No Title Warranty: The grantor transfers rights without any title warranty (A.C.A. 18-12-104).
Uses: Mineral deeds with quitclaim are often used in situations where the grantor wants to quickly release any interest they might have in mineral rights, such as in settling estates, resolving disputes, clearing up uncertainties about ownership in a title's history or when mineral rights have previously been severed or fragmented from surface rights and cloud a title, making it difficult to transfer property. Resolution often involves the holder(s) of the mineral rights, quit-claiming any rights he/she/they have or might have in the subject property.
Legal Requirements: The deed requires specific content and execution before two disinterested witnesses, one of whom may be the notary (A.C.A. 18-12-104).
Recording: Must follow formatting requirements (A.C.A. 14-15-402) and be recorded promptly to establish public notice.

The documents' format contained information needed to complete the necessary paperwork for filing with Georgia. However, the fields were not large enough to put the legal description in, and there was no way to enlarge the area. These were only semi-helpful in providing what I needed per Georgia's filing requirement.

Price seemed high (~$28) for just some forms (especially because we may not actually use the forms), but it beats navigating the Hawaii state and Honolulu county websites for forms. It would be better if a single button push would download all 7 or 8 forms.

Customer service was poor. I felt like I had to debate the representative to provide guidance and assistance. They acted as though I knew the process, the documents involved, etc. At the same time, they asked me to confirm which documents or at least pages needed to be filed. Downloaded and used the Ladybird Warranty Deed for a county in Florida with no issues. Cost for the download and subsequent recording fee of the deed totaled less than $40. No reason to pay hundreds. I assume the subsequent transfer upon death will go smoothly, but I of course, will never know. The "example" of a completed form was very beneficial. Also, get a copy of the current deed and make sure legal description of real estate is exactly the same on the new deed.
