The document used in these cases is a personal representative's deed.
Personal representative's deeds in Arkansas "do not warrant title to a subsequent grantee, and any subsequent grantee may not assert or claim any warranty of title deriving from" them, though a grantor may customize the deed to include a title warranty through "express use of warranty language" ( 15-12-605).

LOVE THIS!! I am a REALTORand from time to time I have had to take documents for filing. I'm so glad I invested some time online researching eFiling services. This was the first time I had ever had to fill out a Warranty Deed, so if it was not for your example form on how to fill one out, I would be still be here completely lost. I had originally gone to another site for a Warranty Deed & they wanted double the amount of your price & their website had no examples forms. I am so happy with your site & service.
