When debt secured by a mechanic's lien is paid by a property owner, the claimant is required to enter a satisfaction or release of lien in the office of the clerk of court within 10 days' receipt of payment pursuant to Ark. Code Sec. 18-44-131.
Arkansas does not have a statutory form for release of lien. Even so, entering a release into the public records provides an end point for the recorded lien. This helps to preserve a clear chain of title, which is important for future transactions involving the property.
The release of lien document should contain enough information to clear the encumbrance of the claim of lien from the property title. The release names the property owner and the claimant releasing the lien, and references the claim by instrument number and date of filing. Because the instrument affects real property, a legal description of the parcel is recommended so that the property may be identified correctly.
The lien claimant must sign the release in the presence of a notary public before recording the document in the circuit clerk's office where the property is located. Documents submitted for recording must meet Arkansas's standardized form, the requirements of which are located at Ark. Code Sec. 14-15-402.

Not totally satisfied as unable to edit as needed on signature page of the deed. I want to be able to date the document and don't want the verbage "signed, sealed and delivered in the presence of" to appear and cannot remove it. The notary will make his or her own statement below as to the date executed.

I used the Oklahoma Gift Deed transferring property intra-family, and found it easy to complete. I could not find an Oklahoma Affidavit for the new law re citizenship verification, 60 O.S. Sec 121 and found it at another site that was not a fill in online. Oh well. Site was easy to navigate.

My county accessors office recommended this site. My Uncle passed away and did not leave a will and I needed to have his deed transferred into my name. Glad to have all of the helpful extra information, even though they don't answer all questions for all situations. So, I accessed public records and asked questions at the auditor's office. Also, on my Mac computer, filling out the actual deed form is a challenge because the screen jumps to the last page everytime I try to type a few letters or hit the return key, so I'm rollling back up to the first 2 pages after most keystrokes. A bit annoying. Overall, happy to have these form options are available! There is really no need to wait and pay for an attorney when all the information needed is available via public records. Fill in the blanks!

I found your instructions and sample for completing a quit-claim deed in Arizona to be simple and easy to follow with one exception. The website to use in order to determine the code for the reason for exemption of fees was incorrect, as a result of which I had to contact the County Recorder to obtain that information.

I didn't care for it because I was having to do other things in between filling it out and all of a sudden it would not allow me back in it to make changes. Luckily I had saved it and then had to do FILL/SIGN option which looks ugly but that was the only way I could add what I needed.

You had the generic document that I was looking for Yay! The "example" page was helpful and reassuring. The auto input sections of my document looked ok until i printed it and then it appeared to be out of alignment which is why my rating is lowered to 4 stars it would be nice to have the ability to correct the title (created by me) when downloading PDFs for an e-filing
