When debt secured by a mechanic's lien is paid by a property owner, the claimant is required to enter a satisfaction or release of lien in the office of the clerk of court within 10 days' receipt of payment pursuant to Ark. Code Sec. 18-44-131.
Arkansas does not have a statutory form for release of lien. Even so, entering a release into the public records provides an end point for the recorded lien. This helps to preserve a clear chain of title, which is important for future transactions involving the property.
The release of lien document should contain enough information to clear the encumbrance of the claim of lien from the property title. The release names the property owner and the claimant releasing the lien, and references the claim by instrument number and date of filing. Because the instrument affects real property, a legal description of the parcel is recommended so that the property may be identified correctly.
The lien claimant must sign the release in the presence of a notary public before recording the document in the circuit clerk's office where the property is located. Documents submitted for recording must meet Arkansas's standardized form, the requirements of which are located at Ark. Code Sec. 14-15-402.

I bought a Quitclaim Deed package for Fayette County, Kentucky, to transfer my house into a Living Trust that I had set up previously. Creating my Quitclaim Deed was pretty straightforward, using the form, the instructions, and the sample Quitclaim Deed. I signed my Quitclaim Deed at a nearby Notary Public, then took it to the Fayette County Clerk's office to be recorded. The clerk there asked me to make two small changes to the Quitclaim Deed, which she let me do in pen on the spot:
* In the signature block for the receiver of the property, filled in "Capacity" as "Grantee as Trustee ______________________________ Living Trust".
* In the notary's section, changed "were acknowledged before me" to "were acknowledged and sworn to before me".

Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now?
Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.

The affidavit guidance was a great help and helped reduce the stress that usually comes with dealing with legalese. The Preliminary Change of Ownership that CA requires is quite complex since it covers a hoard of situations. I was left with a bit of uncertainty, but I definitely wouldn't want to try it without guidance.

The program fields should allow the customer to change font size and allow additional space for information to be place on the Deed.
