This form is used by the mortgagee/lender or representative to release a mortgage that has been satisfied/paid in full. (If a person receiving satisfaction does not, within sixty (60) days after being requested, acknowledge satisfaction as stated in subsection (a) of this section or request the trustee to reconvey the property as stated in subsection (c) of this section, he or she shall forfeit to the party aggrieved any sum not exceeding the amount of the mortgage money, to be recovered by a civil action in any court of competent jurisdiction.) (Ark Statute 18-40-104(d))
[If a mortgagee or his or her executor, administrator, or assignee receives full satisfaction for the amount due on any mortgage, then at the request of the person making satisfaction, the mortgagee shall acknowledge satisfaction of the amount due on the mortgage on the margin of the record in which the mortgage is recorded.] [18-40-104(a)]

I am a lawyer and purchased a specialized type of deed for a special scenario. The product received was functional, but not great. Wording is slightly clunky and the form layout was not convenient for making a professional final product. The wording also didn't contemplate a remote-state probate, which is a common scenario. Something about the PDF prevented me from doing cut and paste, so I had to do OCR to get the relevant text for inserting in my existing draft deed. Finally, while the site claims it is customized for the exact state and county, it does not appear to be well-customized for that purpose and I had to use other language (not sourced from the deeds.com document) to meet local norms.

This is an extremely user friendly site! I had been searching the internet for days for the proper Gift Deed document. I had no idea that my state, the great state of Mississippi had their own site. Not very helpful since I am married and the example provided is for single person. Nevada homestead requires spouse to sign off on quit claim deed but no guidance provided as to where this acknowledgment is placed on template form. There should be example for married person as well. Had to use another service. Waste of $21.

Your beneficiary deed sample contains a error of the LDPS designation. I copied the designation of LPDS instead of the correct designation
