What is the Connecticut Executor Deed?

As part of the probate process, a personal representative's duties include transferring a decedent's real property to those entitled to receive it. A personal representative may also sell real property in order to pay the estate's debts.

An executor is a personal representative designated by a decedent's will to settle the decedent's estate. Use an executor's deed to convey fee simple title to a grantee, who is either a beneficiary, heir, or buyer.

The deed contains covenants that the grantor is qualified to act as executor of the decedent's estate; is authorized to bargain and sell the property pursuant to the terms of the decedent's will or by order of the probate court; and will warrant and defend the grantee's title against the claims of persons by, from, or under the grantor.

Contact an attorney with questions about executor's deeds or any other issue related to probate in Connecticut.

Review: Holy cow. I was told by several people that getting a deed recorded would take 7-10 days. So I thought I'd give deeds.com a try with their e-filing service. I created my account and submitted my deed around 4:00 p.m. and it was recorded before I woke up the next morning. Awesome service! Totally worth the $19 service fee.

Review: Your website advertising was somewhat deceptive regarding doing a quitclaim on a name change. "If you are transferring the property to yourself under your new name, all you have to do is update the deed from your former name to your current one." This made this sound easy. But when I downloaded the material for my state, expecting to find an example, there was no example of how to do a name change quitclaim deed! I therefore had to figure this out myself. You might have provided a warning about certain uses that were not covered in the material so that people know ahead of time that the use they needed to know about wasn't covered in the material.

Review: After receiving the forms online and reviewing them, it was very easy to fill this out and the additional information was very helpful. Saved a lot of money by not having to use a lawyer/paralegal to do this simple task. Will definitely use Deeds.com in the future for any further needs. Thank you

Review: I thought the forms were reasonably priced, the instructions included in the packet were thorough, and the examples helpful. Thank you for the additional CDR forms too. I contacted the Recorder's office via email with a question and Jennifer Bowser answered promptly. Job well done! However, when I delivered the deed and Real Property Transfer Declaration to the Clerk's office in Lafayette, the clerk was unfamiliar with the Declaration document being submitted and it took some time to convince her to submit the form without charging the recording fee. She even tried to phone the recorder's office for clarification, but no one answered. There then was an additional form at that office that I had to complete called Recording Request/Transmittal Form. I would suggest including that form with instructions in your on-line packet to speed up the process when a Deed is delivered to the County Clerk's satellite office. I do not expect every clerk to know all the particulars of recording requirements but a little knowledge wouldn't hurt.

Review: Death of JT form was excellent. You have the best documents out there. I wish I could have read the sample just so I knew my information was entered correctly. Real problem is County wants a bar code on documents to get recorded. Now? Need four deed forms so the expense starts to be prohibitive. I would rather pay more and get multiple access.
