When a lis pendens is filed it provides constructive notice that a suit is pending, virtually making the property un-saleable. When the case is settled, or the claim has been satisfied by other means, it is imperative to record a "Release of Lis Pendens" and send a copy to all parties involved, avoiding a counterclaim.
