Connecticut Release of Lis Pendens

When a lis pendens is filed it provides constructive notice that a suit is pending, virtually making the property un-saleable. When the case is settled, or the claim has been satisfied by other means, it is imperative to record a "Release of Lis Pendens" and send a copy to all parties involved, avoiding a counterclaim. This form is used by the party who initiated the Notice of Lis Pendens, who wishes to voluntarily release it.

Included:
1- Release of Lis Pendens Form
2- Lis Pendens Guidelines
3- Completed Example

Tim H. said: Found the service useful and straightforward. The only recommendation would be to send an e-mail notification to the request or when their package is ready for download. Mine, apparently, was ready within and hour or so after placing the request but did not go back onto the site until a day later to find it was ready.

Diane W. said: The forms were immediately available for download, which was nice. However, I was not impressed by the lack of several features: 1) there was no way to edit set text in the form, such as where it says you should consult an attorney. That is not necessary for recording the deed and I wanted to deleted it, but could not. 2) Also, under the "Notes" section, there is a limited area to write; I tried adding a fuller explanation of something, but the form would not accept or include it when I printed the final document. The form may do the job, but it's not very sophisticated or elegant.

Carole L. said: Perfectly easy, perfectly complete! I had no problems with downloading these forms. I have been a paralegal for 20 years and came up on a situation where I was not familiar with the forms. Deeds.com saved my life and allowed me to get the documents done and done right. I will keep deeds.com on my list of favorites!

Reply from Staff: Thank you Carole. Glad we could help. We appreciate you taking the time to leave your review.

Lauren W. said: I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. I'm doing several, so I was glad to be able to just download the blank form that appears to be one I can directly type into on my computer. Yay! Would use your site again if needed. Thanks!
