When a lis pendens is filed it provides constructive notice that a suit is pending, virtually making the property un-saleable. When the case is settled, or the claim has been satisfied by other means, it is imperative to record a "Release of Lis Pendens" and send a copy to all parties involved, avoiding a counterclaim. This form is used by the party who initiated the Notice of Lis Pendens, who wishes to voluntarily release it.

What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. The TODD form has been notarized and registered with my county Register of Deeds office, so it works just fine. My only quibble is that when I printed it out, it missed part of the last line of the notary's info and the fine print in the bottom corners. When I printed it at 90% scale, it included those things.

I wish all the forms had been in a downloadable package so that it wasn't so difficult to make sure I had them all. Too many pages open on the click throughs. I haven't had a chance to fill them out but hope they are all there.

Your Transfer on Death Deed is fine and you have plenty of information about that part. But where is the Confirmatory Deed that is required in many jurisdictions in order to actually pass ownership of a property when the Transfer on Death Deed becomes effective? IT IS MISSING!!
