Lien waivers or releases are used to surrender the right to a lien, either in full or in part depending on the type of lien release form selected. Florida's Construction Lien Law authorizes statutory waivers at 713.20 Fla. Stat. (2016).

Under 713.20(5), lienors may waive, on condition of payment, a lien they already filed against the owner's interest in the improved property. The release contains information about the lienor, the customer, the property owner, the property description, the payment amount, and a date to finalize the work covered by the waiver.

The process was easy going. The process is one thing, the results another. I have attempting to resolve this matter, of claiming sole ownership of the property for several YEARS. I lost my Bride of 65 years in 2015. A lawyer I hired failed in his attempt, so I'm waiting to see the actual results. I used the "personal representative's deed." There were a few errors, after I went to record it at the county recorder's office. For #7, it should've stated "The estate of Joe Schmoe, hereby grants Mr. Personal Representative....." instead of, "I Mr. Personal Representative, as personal representative, hereby grant to personal representative...." The person at the recorder's office said you cannot state "you are granting property to yourself." Just fix that, and everything else is fine.

Pleased with the results, except for the "notice of confidentiality rights" above the QUIT CLAIM DEED headline. Is it needed to be included on the form or can it be removed ? How can it be removed, I do not see a reason for it to be on the print out copy. Thank you.
