This enhanced life estate deed is a document that transfers ownership of real property, while reserving full access to the property for the duration of the grantor's life. It allows the original owner (grantor) to remain on the premises with the rights to use or dispose of it at will, with no penalty for waste. The grantor may even reconvey the property to someone else without the grantee's knowledge. The grantee under the deed reserving a life estate for the grantor is not entitled to possession of the property until the grantor dies.
When the enhanced life estate is applied to a warranty deed, the transfer of ownership is completed upon the death of the life tenant, along with full warranties of title.

I took a chance and downloaded the Beneficiary Deed form -- would have liked to have been able to see the form before I paid, but I took a chance as everywhere else I looked online wanted me to fill out form online and then pay $30+ for each deed. Of little use to me. I did not feel this really help me to do a Quick Claim Deed here in Minnesota on my own. All it showed me is what a complex mess it is to fill out this deed. That, unfortunately, I am going to have to hire a professional to make sure it is done right.

The template isn't that easy to work with, with you have to type out large amounts of text. Also copy and paste doesn't seem to work. Furthermore, the code listed on the guide is out of date. However, the DQC is decent in that it has all the required fields you need.

Forms were spot on and able to save over $100 by not going to an attorney to complete the same documents. There were templates on how forms are supposed to be completed. You just need a notary to sign.
