Florida recognizes four types of lien waivers, as set forth in FLA. STAT. 713.20. There are two categories of waivers: conditional and unconditional. Both categories include full or partial releases. A full lien release waives the entire lien amount while a partial waiver relinquishes the right to a lien for the amount represented by a progress payment.
Lienors use the unconditional waiver upon final payment to confirm receipt of the final balance due, and to remove the lien against the property. The waiver must include the names of the lienor, the contractor, and the property owner, the legal description of the property where the work or improvement took place, and the amount paid.
The lienor signs and dates the form in front of a notary, then files it in the records of the same county where the original lien was recorded.

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). Bottom line - it was certainly worth the $21 (+-?) I paid for the form and instructions, etc.
Admittedly the form is a little inflexible in terms of editing for readability but I understand that offering greater flexibility would likely make theft more likely. So I'm happy with what I got. One suggestion - add more info about what's required in the "Source of Title" section.
