An executor uses an assent to devise to transfer real property from the decedent's estate to beneficiaries named in the decedent's will.
Under Georgia law, "title to property in the estate does not pass to the heirs or beneficiaries until the personal representative assents thereto" (OCGA 53-8-15).
Record the completed assent to devise, along with any necessary supporting documents, with the real property records of the appropriate county. This shows that the executor assents to the passing of title from the decedent to the beneficiary.

Please change on the example for the warranty deed the portion that says Source of Title: They don't use book and pages anymore They only use recording numbers. Please show an example with that for Maricopa County AZ Plus your Notary certificates should have a blank part for if it is signed in another state.

We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. Using the Administrators Deed, pay attention to "Exhibit A". The blank will allow you to type a full legal description BUT it will not save it. Use "Exhibit A" to type the legal description. The form was great and I filed it this morning with no problems.
