When people create their wills, they generally name one or more individuals to supervise the distribution of their assets. Georgia customarily uses the term "personal representative" to refer to both executors and administrators, but get more specific when it comes to conveying title to real estate. An executor is a personal representative designated in a will to manage a testate decedent's estate; an administrator is appointed by the probate court, and can be involved in either testate or intestate (without a will) processes.
During probate, the court may direct an executor to sell real property pursuant to the terms of the decedent's will, to pay the estate's debts, or to consolidate the decedent's estate for devise among multiple beneficiaries. The named personal representative uses an executor's deed to transfer real property from a testate estate. The executor's deed contains all the information required for a standard conveyance, such as a quitclaim or warranty deed, but also includes relevant details about the decedent and the probate case.
To transfer title to a buyer, record the completed executor's deed, along with any necessary supporting documents, with the real property records of the appropriate county.

Thank you for your feedback Lanette. In review, it looks like your first payment was declined, second one was approved and processed. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. The documents themselves are fine and the information provided with them is helpful. I find the actual processing of the documents, however, to be difficult particularly once the document has been saved. First, I note that the box for the date only allows entry of the last 2 digits of the year. Unfortunately, my download only allows me to enter one of the 2 digits required. When I delete it repeatedly, it eventually allows both digits to be entered but puts them in extremely small text and in superscrypt. I have not found a solution to this problem and am not sure the deed can even be recorded with this problem. Another problem is that if you try to revise the document after you have saved it the curser goes to the end of the line after each key entry. This means that there basically is no way to efficiently save the document for reworking later since you will have to delete everything you have entered in the text box unless you only need to make a single keystroke change or are willing to replace the curser after each entry. Try that with a long property description! Please note that I am using a Mac to prepare my documents and perhaps this is part of an "incompatibility problem". However, I didn't see a disclaimer regarding Mac use and so would expect the documents to perform correctly. Overall, I give the program a "2 star" rating because I am experiencing significant difficulties in entering dates in the documents even before saving them and because saving your work for later revision appears to be basically unworkable.

The service was prompt and attentive to my questions. I would've just appreciated a heads up that I also needed to contact the county directly (and provide contact info) to receive a certified copy of the document (Notice of Commencement) in order to submit the certified copy to the Building Department. This was an extra step that I haven't had to complete before using another eRecording service. Even if this extra step is a result of the county's system. I would still have expected a head's up (since there wasn't any info regarding this on the county's site for eRecording).
