Cancelling a Georgia Mechanic's Lien After Payment
To dissolve previously filed mechanic's lien claims, claimants must file a Release of Claim of Lien. Construction liens must be canceled once payment has been received, the lien expires, or for any other reason. The lien release must be filed with the county recorder to cancel the previously filed lien instrument. The lien release is different than a lien waiver because it discharges an already filed lien, while a waiver surrenders the right to file one in the first place.
A Release form contains the following information: 1) lien claimant's name and address; 2) property owner's name and address; 3) address of the subject property; 4) date the lien was recorded; 5) the book number, page number, and instrument number as indexed by the county; and 6) reason for cancellation (lien has been paid, expired, or any other reason for discharge). The Release must be signed in front of a notary public who then signs as a notary and/or affixes his or her seal.

Worked well for me to create a deed for a house I inherited. It was very thorough and easy to use. I have no experience with the law so I just googled terms I didn't understand and was fine. In Colorado a Release of a Deed of Trust without the original note must be efiled - the Recorder said it had to be Simplifile or CSC Global neither of whom are designed to do a 1 off filing (you have to subscribe). Fortunately, I found Deeds.com - they were great. helped me work through a couple clerical issues and it is done. I am so happy and pleased. I would give them more stars if I could. I will spread the word among the realtors and title companies who couldn't help that there is a better option.

Convenient yes, expensive "big YES" and with what I paid to record a lien it cost me close to $50. That seems quite exorbitant in my estimation!!

To call an affidavit of minor correction a Correction Deed in your descriptions is incorrect. They are two different products. I did not intend to purchase an affidavit. I intended to purchase a Correction Deed.

The form is so limited in space that I can not fit the vesting information as well as the real property information. The property information, I could put it as Exhibit A. which is not the usual way. Not happy.
