This is a Georgia Durable Specific Power of Attorney for the purchase of real property located in Georgia.
The Principal appoints an Attorney-in-Fact / Agent and empowers him/her to execute any and all affidavits, notes, disclosure statements, security deeds, loan documents or any and all other documents necessary or required in the judgment of your agent in order to complete the purchase of a specific property in your name and for and on your behalf.
This power of Attorney is durable and will not terminate upon the disability of the principal(s).
It expires on a future date that is provided by the principal, or by written notification.
Since this Power of Attorney is transaction specific, it is exempt from the Georgia Uniform Power of Attorney Act as per statute
10-6B-3.
(a) This chapter shall apply to all powers of attorney except:
(5) Transaction specific powers of attorney, including, but not limited to, powers of attorney under Chapter 6 of this title

Not knowing I could down load these forms, I first went to the local recording office thinking I could get info on the forms I needed. I was told that obviously you dont know what you are doing so find someone who does. This snippy clerk obviously didnt know the forms were accessible on line; either that or she was needing to feel her phony superiority.

The deed itself was easy. I did notice that although the website says that the deed would exempt the house from probate, the deed clearly states that it might not. I hope that "might " is the operative word here.

Deeds.com was such a blessing in order for me to get something done that my lawyers could not get done. Transferring a mineral right from my deceased parents to me and my husband. The mineral company person I worked with went above and beyond helping me fill the paperwork out perfectly so that it had “right of survivorship” (and other things phrased properly) so that either my husband or I won’t have the issue I have had. Once I had everything right;the recording was fast and easy. I was updated at every juncture and apprised of my mistakes in order to fix and record my deed. To improve service: I think that several different examples and scenarios would have helped. If you have different names from your children; birth certificates and marriage certificates are a requirement in Clark County, NV. If you want to add anyone to the deed in a Quit Claim Deed; you have to add yourself as a grantee even if you are the grantor along with the other grantees.
