Instructions are easily followed...would be nice to have confirmation included but they are available to purchase. Hope for successful recording of TOD affidavit. in one of the reviews, the person said they wished that there was more room allowed for use in the grantor section. the reply was that they were sorry but there was only enough room for what was there considering margins, etc. that is not true. on the forms i downloaded there was plenty of extra room at the top of the page (about 2 inches) that was not being used.

tl;dr - Bookmarked and anticipating using this site for years to come. My justification for rating 5/5 1. Provide intuitive method for requesting property records. 2. Cost for records *seems reasonable. 3. They clearly state that interested parties could gather these records at more affordable costs through the county (which was more confusing for an inexperienced person such as myself). I mean, I appreciate and respect this level of honesty. *I didn't shop around too much because it was difficult for me to find other services that could deliver CA property records.

why not word format??
Good question. There are many reasons, we'll touch on a few. For the end user (you) Adobe Reader is free, Word is not. PDF is the portable document standard, Word is a decent word processor. A portable document format (PDF) maintains document formatting such as margins and font size which is very important to legal documents, Word does not. Have a wonderful day.
