Idaho Renunciation of Property
Under the Idaho Statutes, the beneficiary of an interest in property may renounce the gift, either in part or in full (I.C. 15-2-801). Note that the option to renounce is only available to beneficiaries who have not acted in any way to indicate acceptance or ownership of the interest (15-2-801 (4)).
The document must be in writing and include a description of the interest, a declaration of intent to renounce all or a defined portion of the interest, and be signed by the renouncing party (15-2-801 (1) (b)).
Deliver the document within nine months of the transfer (e.g., the death of the creator of the interest) to the personal representative of the decedent's estate or the trustee. It must also be filed in the court of the county where proceedings concerning the decedent's estate are or would be pending (15-2-801 (2)). If real property is involved, record a copy of the document at the recorder's office in the county where the property is located in order to avoid any ambiguity regarding the chain of title.
A renunciation is irrevocable and binding for the renouncing party and his or her creditors (15-2-801 (6)), so be sure to consult an attorney when in doubt about the drawbacks and benefits of renouncing inherited property. If the renounced interest arises out of jointly-owned property, seek legal advice as well.

I purchased the Notice of Completion form because the City of Chula Vista did not have a "fillable" version of this form on their website. The Deeds.com version of this form is somewhat different than the City's version (8 numbered paragraphs vs. 11 numbered paragraphs.) However, it contains the same information in a different format. This form provided more blank space to fill in important items- like a long ownership name- than the version on the City's website. The recorder's office was satisfied with this form as I hand-delivered it to the Recorder's Office and they approved it for recording. Overall, I found this form easy to use and found the extra blank space for writing on the form helpful. My one comment for possible improvement is: it would be even more helpful (particularly for attorney users) to have strike-out capability. I would have liked having the ability to strike-out inapplicable portions of long awkward sentences. Still, I would use this form again.

Very fast and efficient. Easy to fill out but was upset the latest tax exemptions ruled in 2014 did not seem to be included. Exclusion of sale to blood relatives, etc. _ the one I needed.

It was OK but unfortunately useless. The jurisdictions are now requesting that documents such as Notices of Commencement not only be recorded at their offices, but also certified. This last service is not provided by Deeds, or at least I could not find it in your website and did not receive a response when I asked if you did. Thus, we are going back to traditional means of recording/certifying

Thank you for your feedback Lanette. In review, it looks like your first payment was declined, second one was approved and processed. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. I purchased this form to add my boyfriend to the deed of our home. He owns his own business so he cannot be on our mortgage. The guide doesn't clearly explain adding a person rather than focusing on transferring during a purchase or selling of a home. For future, I'd recommend make a few different examples for those who are trying to use this for the other options a Quit Claim Deed is needed for.
