In general, when a complaint is filed that affects (title or the right of possession of real property), a plaintiff or defendant may file a Lis Pendens with the County Recorder, in all counties in which the property lies. At the time of filing, the Lis Pendens becomes (constructive notice) to would be (purchasers and incumbrancers) that there is a suit pending, that could affect the property and that they would bound to the outcome of said case.
Such Lis Pendens Notice will contain:
(the names of the parties)
(the object of the action or defense and )
(a description of the property in that county affected thereby.) (5-505)

Ease and speed of recording are remarkable. This is especially true of deeds with problems: I often get feedback within minutes and can correct problems immediately and still complete the filing in the same day. I wish more counties accepted electronic filing! It would be helpful to list counties that do/do not accept electronic filing so I would not have to upload documents to find out my effort was fruitless.

I found the process of downloading and completing the documents very user friendly. Thank you for the Declare Value instructions. It was easy to follow, though a sample of the declaration form would be very useful. I didn't know how to list my "capacity" so I left it blank so the recorder could advise me.rnOtherwise, thank you so much for being available for people who are capable of completing simple legal tasks without the expense of a lawyer. The form was short, and explainable.. so that is my feed back on that...but we have not received anything back to actually see if we filled the form out correctly.
