Find the laws governing the probate administration of real estate at 755 ILCS 5/20.

The executor of an estate is a person named in the decedent's will to manage the distribution of the estate's assets.

An executor's deed is a special document used by the executor of a decedent's estate to transfer real property out of that estate. This document must meet the same form and content standards as so-called "regular" warranty or quitclaim deeds, and incorporate additional information related to the specific transaction. The details may vary based on the situation, but typically include facts about the decedent and the nature of the probate case. (765 ILCS 5/12)

Depending on the case, the executor might include documents such as letters from the probate court or a certified copy of the death certificate when recording the deed. Consult with the court officer or attorney supervising the distribution to confirm which, if any, supporting documentation might be required. After the deed is executed (signed in front of a notary), confirm it with the court if necessary, then file it in the public records for the Illinois county where the property is located.

I am a lawyer and purchased a specialized type of deed for a special scenario. The product received was functional, but not great. Wording is slightly clunky and the form layout was not convenient for making a professional final product. The wording also didn't contemplate a remote-state probate, which is a common scenario. Something about the PDF prevented me from doing cut and paste, so I had to do OCR to get the relevant text for inserting in my existing draft deed. Finally, while the site claims it is customized for the exact state and county, it does not appear to be well-customized for that purpose and I had to use other language (not sourced from the deeds.com document) to meet local norms.

Holy cow. I was told by several people that getting a deed recorded would take 7-10 days. So I thought I'd give deeds.com a try with their e-filing service. I created my account and submitted my deed around 4:00 p.m. and it was recorded before I woke up the next morning. Awesome service! Totally worth the $19 service fee.

The fill-in pdf produced a messy document and several of the fields too small to accommodate the text. A tailorable MS Word document would have been far better. I would not recommend using this product.
