Revoking an Illinois transfer on death instrument is governed by 755 ILCS 27.
One of the many useful aspects of the Illinois transfer on death instrument (TODI) is the ability to revoke it with no penalty to the owner and no obligation to the beneficiary. If the owner, who already executed and recorded a TODI, decides, for any reason, to cancel the future transfer, completing, executing, and recording a revocation will negate the prior document and prevent the former beneficiary from gaining ownership of the residential real property covered by the TODI.
Complete, sign, and record this form to revoke a previously executed and recorded transfer on death instrument for residential real property in the state of Illinois.
Note that the requirements for executing a revocation are similar to those of the TODI. The owner must sign the revocation in the presence of two adult witnesses who are not otherwise involved with the transaction. Additionally, a notary public or other individual who is authorized by the courts to administer oaths must be present to certify the identities and signatures of the owner and the witnesses.

The process for receiving the quitclaim document worked well. I couldn't use the document. If I had been able to view the document before I had to pay for it, I would have known, but that isn't how your process works. However, that's the only snag I found. Otherwise the process for paying and downloading the document worked well. Thank you.

AMAZING! Easy to use, reasonable fee - and get MUCH MORE than just a deed form. I ordered a "deed" and received a whole "package," including a guide and the jurisdiction's costs schedule and cover page that would be needed to record the deed - even included a Certificate of Transfer that is not required for a deed but something I needed for a different transaction. The website was extremely easy to use and the cautions about not disclosing personal information were so clear and personal, they made me feel secure in knowing this site was not trying to rip me off. Special Warranty Deed I can't seem to type all my info in the blank spaces. It won't allow me to type any more. Maybe you should consider either allowing typists to type more (leaving more space) or allowing more room to type more.

I am a litigator based in Lee County that rarely needs to record deeds or mortgages. However, at times, the settlement or resolution of a dispute results in the conveyance of real property. I ended up in a situation where a deed to real property in Bradford County needed to be recorded on behalf of a client. My usual e-recording vendor does not include that County. Registering with Bradford County's regular e-recording vendor would have required an expensive and unnecessary annual fee. Deeds.com was easy to use, inexpensive and fast. I highly encourage its use, especially for lawyers that occasionally need to record instruments but do not do so regularly.
