Revoking an Illinois transfer on death instrument is governed by 755 ILCS 27.

One of the many useful aspects of the Illinois transfer on death instrument (TODI) is the ability to revoke it with no penalty to the owner and no obligation to the beneficiary. If the owner, who already executed and recorded a TODI, decides, for any reason, to cancel the future transfer, completing, executing, and recording a revocation will negate the prior document and prevent the former beneficiary from gaining ownership of the residential real property covered by the TODI.

Complete, sign, and record this form to revoke a previously executed and recorded transfer on death instrument for residential real property in the state of Illinois.

Note that the requirements for executing a revocation are similar to those of the TODI. The owner must sign the revocation in the presence of two adult witnesses who are not otherwise involved with the transaction. Additionally, a notary public or other individual who is authorized by the courts to administer oaths must be present to certify the identities and signatures of the owner and the witnesses.

I liked having the forms. Some may need to know they can look at the legal Description from online county records, then type up in Word document line by line, the degree sign in Word program is achieved by using alt and 248 on number pad. Then on the form page one write SEE Exibit A and title your Word program description as Exibit A. Goes without saying the legal description should be looked over many times and it is easier to do so if you format your Word the same lineage as the legal description online which is usually not text which is why you have to retype it.

First time using Deeds.com and feel that your platform is clear and easy to use. I was also pleased with the messaging center and follow-up and also surprised at how quickly our particular deed was recorded and available to view. Having said that, when I first investigated Deeds.com the fee was $15 and as of 1/1/21 it has increased to $19 which I feel is pretty steep for the handling of 1 simple document especially when the turnaround was basically the same day. Your fee was nearly the equivalent of the cost of the Clerk's recording fee. Perhaps you should offer a fee schedule for those of us who are not volume recorders. Just a thought.
