What is the Indiana Transfer on Death Deed Beneficiary Affidavit
Indiana's transfer on death deeds are a useful way to convey ownership rights to property without the need for probate. The rules for claiming the property are defined in IC 32-17-14-26(b)(20). Primarily, the statute explains that the beneficiary must complete a transfer on death beneficiary affidavit containing specific details of the deed, present that affidavit to the local auditor to verify any transfer taxes, and then submit it to the county recorder who will enter it, and therefore the finalized conveyance, into the public record.
Beneficiaries listed on Indiana transfer on death deeds may use this form, which meets the statutory requirements, to claim ownership of the real property described in the deed.

Very easy to use and no hidden costs. You get to download whatever you need and can save it and even reuse it. So it's like having your own library of form that you pay for once. They even give you more related forms than you ask for and it turned out we needed some if those forms as well. The forms meet what our county requires for margins in records and so on. What you are seeing is one payment and a hold placed by your financial institution for the declined attempt. We are not sure why they do this but the hold usually falls off after a few day depending on their policy. The affidavit guidance was a great help and helped reduce the stress that usually comes with dealing with legalese. The Preliminary Change of Ownership that CA requires is quite complex since it covers a hoard of situations. I was left with a bit of uncertainty, but I definitely wouldn't want to try it without guidance.
