Use this form when the land owner wishes to completely cancel a previously recorded transfer on death deed. A revocation of transfer on death deed allows the owner to formally revoke the future conveyance and enter that change in the public record.
According to IC 32-17-14-16, there are two primary ways to revoke a transfer on death deed in Indiana:
If the real estate owner (grantor) decides to change the beneficiary or modify the way in which beneficiaries will hold title to the property when the owner dies, he/she simply completes and records a new transfer on death deed with the updated information.
If the land owner wishes to completely cancel a previously recorded transfer on death deed, a revocation may be a better idea. A properly executed revocation of transfer on death deed allows the owner to formally revoke the future conveyance and enter that change in the public record.

I got a blank, a sample and detailed instructions, I'm happy. If the recorder's office had a form as they like to see, with your name as they like to see, and the property name as they like to see, no one would ever pay a lawyer for this but a little time to look up the exact names and this package you're all set. I recommend this because, while it isn't difficult, making a mistake could be very bad so getting the details right for a particular county is well worth the cost.

The only item was that the register of deeds did not immediately recognize the TOD deed form as the usual form they receive. I am a litigator based in Lee County that rarely needs to record deeds or mortgages. However, at times, the settlement or resolution of a dispute results in the conveyance of real property. I ended up in a situation where a deed to real property in Bradford County needed to be recorded on behalf of a client. My usual e-recording vendor does not include that County. Registering with Bradford County's regular e-recording vendor would have required an expensive and unnecessary annual fee. Deeds.com was easy to use, inexpensive and fast. I highly encourage its use, especially for lawyers that occasionally need to record instruments but do not do so regularly.
