Required Notices to Primary Contractor for Iowa Mechanic's Liens
Persons furnishing labor or materials to a subcontractor (sometimes referred to as "sub-subcontractors or even sub-sub-subcontractors depending on their position in the chain) must send notice to a primary contractor to inform of lien rights in order to preserve their ability to claim a lien.
A person furnishing labor or materials to a subcontractor is not entitled to a lien unless the person furnishing labor or materials notifies the principal contractor in writing with a one-time notice containing: 1) the name, mailing address, and telephone number of the person furnishing the labor or materials, and 2) the name of the subcontractor to whom the labor or materials were furnished, within thirty (30) days of first furnishing labor or materials for which a lien claim may be made. I.C. 572.33(1). Additional labor or materials furnished by the same person to the same subcontractor for use in the same construction project can be covered by this notice. Id.
The person furnishing labor or materials to the subcontractor must also support the lien claim with a certified statement that the principal contractor was notified in writing with the one-time notice described above. Id.
The notice requirement does not apply to a mechanic's lien on single-family or two-family dwellings occupied or used or intended to be occupied or used for residential purposes. I.C. 572.33(2).

This is the first time that I have used this service. An employee at the Clerk and Register office in Arizona suggested that I try Deeds.com to find the form I needed and the county office could not provide. I am a licensed Realtor in Colorado with a 43-year career and this service has not been necessary in my own state but it was extremely helpful in finding a form in Arizona. I didn't have a chance to judge your services because I received a message saying that my requested title could not be searched. I will say, the website is easy to navigate. I'm not sure how many who use these services are laymen, but I would suggest adding a detailed explanation of each service. I had to Google the difference between each type of title search, but I might just be more uninformed than the average person, or I just didn't see it on your website

The Mineral Deed transfer form was pretty good. Could have used more info in the guide about where to find legal property descriptions and source of title. Also more space on the pdf for entering return addresses - there was room for only one; I needed three. I will be sending the form to the County Courthouse soon. I hope it works.

Instructions are easily followed...would be nice to have confirmation included but they are available to purchase. Hope for successful recording of TOD affidavit. Very disappointed that you had certain documents but did not have the accompanying documents needed to complete the transfer. I also had issues with the documents not allowing you to fill in the pages... example the document was prefilled in as so ... Page 1 of_____ but you could not fill in the blank... I tried reaching out to your customer service, but they had no solution for me. So, I had to write in the page, which didn't look professional. I think I could have gotten documents just as good for free if I'd research a little longer.

The Virginia Transfer on Death Deed and the Virginia Transfer on Death Beneficiary Affidavit are separate documents and are offered individually because many customers only need one, depending on their situation. In your case, the affidavit was later ordered separately.
Regarding the page numbering (“Page 1 of ___”), that field is intentionally left blank. The total number of pages is not known until the document is finalized, signed, notarized, and all attachments (such as exhibits or legal descriptions) are included. It is standard practice to complete that portion by hand at execution so the final page count accurately reflects the recorded document.
