Subcontractor Mechanic's Lien Claims in Iowa
Under 572.10 of Iowa Code, subcontractors are eligible to claim a mechanic's lien. A contractor or a subcontractor may perfect a mechanic's lien beyond ninety (90) days after the date on which the last of the material was furnished or the last of the labor was performed by filing a claim with the clerk of the district court. I.C. 572.10.
A valid claim identifies the parties, the project's location, relevant dates, a list of work and associated charges, any payments, and the amount due. The claimant must provide written notice of such claim to the owner. Id. The notice may be served by any person in the same manner that original notices are required to be served, such as personal service or certified mail. Id. If the party to be served is outside of the county where the property is situated, a return of that fact by the person charged with making such service shall constitute sufficient service from and after the time it was filed with the clerk of the district court. Id.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. The process for receiving the quitclaim document worked well. I couldn't use the document. If I had been able to view the document before I had to pay for it, I would have known, but that isn't how your process works. However, that's the only snag I found. Otherwise the process for paying and downloading the document worked well. Thank you.

What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference.
