As part of the Kansas Statutes, the beneficiary of an interest in property may renounce the gift, either in part or in full (K.S.A. 59-2291 to 59-2294). Note that the option to disclaim is not available to beneficiaries who have acted in any way to indicate acceptance or ownership of the property (K.S.A. 59-2293 (b)); nor is it available to welfare recipients (K.S.A. 39-709).
The disclaimer must be in writing and include a description of the interest, a declaration of intent to disclaim all or a defined portion of the interest, and be signed by the disclaimant (K.S.A. 59-2291 (b)).
File and record the disclaimer within nine months of the transfer (e.g., the death of the creator of the interest or other qualifying event) in the district court in which the estate of the decedent is or may be administered. Also, deliver, or send by certified mail, a copy of the instrument to the individual who created the interest or to his/her personal representative, or to the holder of legal title to the property (K.S.A. 59-2292). If real property is involved, record a copy with the register of deeds in the county in which the disclaimed property is located in order to avoid any confusion in the chain of title.
A disclaimer is irrevocable and binding for the disclaiming party and his or her creditors (K.S.A. 59-2293), so be sure to consult an attorney when in doubt about the drawbacks and benefits of disclaiming inherited property. If the disclaimed interest arises out of jointly-owned property, seek legal advice as well.

Very easy to use and no hidden costs. You get to download whatever you need and can save it and even reuse it. So it's like having your own library of form that you pay for once. They even give you more related forms than you ask for and it turned out we needed some if those forms as well. The forms meet what our county requires for margins in records and so on. So I will use deeds.com again when I need a different kind of legal form.

The experience was generally very satisfactory. I was able to fill out the Trust Deed and send it via email no problem. However, I was not able to send the filled out form of the Note. It always erased my fill-ins when it was sent. I found that very frustrating.
Thank you, Gordon. Glad the Trust Deed worked well. Issues like the one you reported with the Note can sometimes be related to how the file is opened or sent. Using Adobe Reader to fill, save, and send the form is recommended. We also pass along all feedback like this to our team to confirm there are no issues.

Sign up process was fine. The search could be refined a bit to make it easier. Rather than being presented with a large number of fields and trying to figure out, it say street suffice (Drive, Street, Lane) are needed and with what spelled out, what abbreviated it would be nice to have them presented as questions with examples. The $30 price point of r a deed is way too high for me as an appraiser. This is why I didn't complete the transaction.

It wasn't really what I needed I read and read and read and read and I thought I was to do with for filing for probate or probate executor but instead it was for the property if you are executor and but it wasn't very clear on that so it didn't work for me so I was kind of wasted money
