When the decedent dies testate (with a will), naming a personal representative (PR) of his or her estate, the PR is called an executor. An executor may need to sell the decedent's real property to raise money to pay the estate's debts or for other reasons in the best interest of the estate.
An order for sale is required before an executor can transfer real property, unless the decedent's will includes a power of sale.
Use an executor's deed with power of sale after the district court has issued an order for sale to convey real property from the estate. In addition to meeting all state and local standards for conveyances of real property, the deed includes a recitation of facts concerning the executor, the decedent, the order for sale, and the subject property being transferred. The executor signs the completed form in the presence of a notary public prior to recording.

While it's nice to get all the forms and info in one package for a reasonable cost, the fixed format of the form does not allow for a lengthy meet and bounds property description for real property. Also, the Cover Sheet has big fillable sections with no instructions about what's supposed to go there. I tried the "Contact Us" link, but all it does is spin saying it's trying verify the security of my connection. Looks like I;m going to have to create my own deed in MS Word instead of just filling in the blacks of the PDF file that I downloaded. Bummer!

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. Being new at this, the system was somewhat difficult to understand at first. It took a couple of tries before I got it. It seems to be somewhat slow as well. However, it's a wonderful idea to have documents recorded from the comfort of your home, especially in the times that we are in with COVID19. I definitely don't mind paying the fee which I thought was reasonable.

Forms are fine, but the inability to download a completed form is not. Nor is the ability to convert to another format. Everytime I went to download, the form erased. I didn't have a printer available, so everything I did was to waste.
