Contract for Deed also known as a Land Contract
Included are Three forms:
(1) "Contract for Deed" evidenced by a Promissory Note and
(2) "Promissory Note" secured by a Contract for Deed.
(3) "Annual Accounting Statement"
This is considered a more secure method of owner financing than just a land contract because the promissory note is more elaborate and defining of late payments, defaults and penalties. Typically, a Contract for Deed is a recorded instrument, as where the promissory note is held onto by the Seller/Lender until the note is paid in full. These forms are governed by Kentucky law. A promissory note with strong default terms can be beneficial to the seller/lender.
The Contract for Deed form states that the consideration reflected is the fair market value for the property. The parties join this Contract for Deed for the sole purpose of certifying the consideration pursuant to Kentucky Revised Statutes Chapter 382. These forms offer the choice of typical installment payments or a balloon payment, which is common in land contracts, $XXX down, payments for 3-5 years with balance due of YYY.
(Kentucky Contract for Deed Package includes form, guidelines, and completed example) For use in Kentucky Only.
Important: Your property must be located in Laurel County to use these forms. Documents should be recorded at the county recording office listed above.
This Contract for Deed and Promissory Note meets all recording requirements specific to Laurel County.

Customer service was poor. I felt like I had to debate the representative to provide guidance and assistance. They acted as though I knew the process, the documents involved, etc. At the same time, they asked me to confirm which documents or at least pages needed to be filed. I was leaning of Deeds.com for their expertise.
Thank you!

I'm not too bright and I made a mess of things when I tried to create my own deed. It was lucky that I found the forms here after so many of my personal failures. It's good that the pros know what they are doing.
Such kind words Michael, thank you.

Fonts for all fields are not the same. Collin County has a specified size it wants in all fields. Other than that every thing was fine.
Thank you!

The staff at Deeds.com was very patient and ensured the deed was in the correct format for recording. Had I tried to record it myself, it would have been rejected, as I did not have the home address for the 2 witnesses. I would definitely recommend deeds.com
Thanks for the kind words, Daniel. Witness address requirements catch a lot of people off guard. Glad we could get everything squared away before it hit the recorder's desk. We appreciate the recommendation.

Fast, efficient, and helpful. I don't often have documents that need recording but I found Deeds.com incredibly handy. It cost me no more and probably less than if I'd gone in to do it myself. It was especially helpful during this Covid-19 stay-at-home time. It all happened within a couple of hours and I had my recorded copies in my hands.
Thank you for your feedback. We really appreciate it. Have a great day!
