Contract for Deed also known as a Land Contract
Included are Three forms:
(1) "Contract for Deed" evidenced by a Promissory Note and
(2) "Promissory Note" secured by a Contract for Deed.
(3) "Annual Accounting Statement"
This is considered a more secure method of owner financing than just a land contract because the promissory note is more elaborate and defining of late payments, defaults and penalties. Typically, a Contract for Deed is a recorded instrument, as where the promissory note is held onto by the Seller/Lender until the note is paid in full. These forms are governed by Kentucky law. A promissory note with strong default terms can be beneficial to the seller/lender.

The Contract for Deed form states that the consideration reflected is the fair market value for the property. The parties join this Contract for Deed for the sole purpose of certifying the consideration pursuant to Kentucky Revised Statutes Chapter 382. These forms offer the choice of typical installment payments or a balloon payment, which is common in land contracts, $XXX down, payments for 3-5 years with balance due of YYY.

I was very pleased with the document I downloaded. I was able to edit it easily and save a copy both as a permanent copy or one that could still be edited. I also liked being able to cut and paste longer paragraphs. It cost a little more than I expected; however, it was worth it be cause I didn't have to fill it out by hand. Great job!

THIS SERVICE IS DIFFICULT TO USE AND TROUBLESOME, IN MY PROFESSIOBAL OPINION; a true NUGHTMARE! As a Title / Petroleum Land Professional (Landman), I use a wide variert of online title research tools and services. Mist are EXTREMELY COMPREHENSIVE, and relatively easy to perform one’s research. I am beginning to beliece that there is no search intrrfaxe here; just a long list of instructions full of circular references that simply tuns the researcher around and around to the same pages repeatedly. This service takes users NOWHERE. Good luck to those seeking to waste their time reading a vast set of redundant words and NO INTERFACE FOR CREATING OR EXECUTING AN AXTUAL SEARCH.

My county accessors office recommended this site. My Uncle passed away and did not leave a will and I needed to have his deed transferred into my name. I was able to do it using the sample Deeds.com provided. I used it as a guide to fill out the paperwork that I printed off of the Deeds.com site. I had no problem when I went to the county and turned in the paperwork and the clerk said everything looked great.

The template isn't that easy to work with, with you have to type out large amounts of text. Also copy and paste doesn't seem to work. Furthermore, the code listed on the guide is out of date. However, the DQC is decent in that it has all the required fields you need.
