An executor's deed is a fiduciary instrument used in estate administration to transfer real property pursuant to the terms of a will and/or laws of descent. An executor is a personal representative who is named in a decedent's will to administer the decedent's estate.
Use an executor's deed to convey interest in real property to a grantee with a special warranty. This type of warranty affirms that, while the grantor/executor controlled the property, she never acted in a way to change the status of the title.
In addition to meeting state and local standards for real estate deeds, executor's deeds also include details about the decedent's probate case. A court order for sale is required before a transfer can be made, unless the decedent's will specifies a power of sale. Supporting documentation, such as an affidavit of real property transfer under KRS 382.135(4), is required before an executor can record the deed in the office of the county clerk.

It would be helpful to be able to edit verbiage on the form. I was preparing a Deed of Distribution; therefore, there was no consideration paid. I had to type the language into a Word document instead.

Deed.com is an amazing site. After calling many places and going on many websites to figure out what I needed to submit (most counties cannot help with questions and the place I needed to turn the documents into could not help either, they are not allowed to give legal advice) I came across Deeds.com. It has been so helpful and I was able to research what documents I needed. I purchased one document and after more research I realized I needed a different document. Deed.com refunded my first purchase. I then purchased an Affidavit of Death and a Deed for the county and state I needed them for. It all started out well, then I was abruptly told that I would have to submit the documents directly to the recording office. No explanation was offered and I wasted a lot of time on your website for nothing. Very disappointing, as the concept of e-recording is what is needed in 2026.
We reviewed your order and our support messages. The document uploaded for recording was a very low-quality scan that did not meet the county’s eRecording image requirements. Our staff asked that a clearer scan be uploaded, but the same image was submitted again.
Because the document could not be processed electronically, we advised recording it directly with the county recorder’s office.
E-recording systems require clear, legible document images that meet county standards. When those requirements cannot be met, recording directly with the recorder is often the fastest option.
