Two grantors, one grantee, and three notarized signatures: this fillable Kentucky quitclaim deed is arranged for exactly two individual owners who join in a single instrument to convey whatever right, title, and interest each of them holds in the same Kentucky real property. Sometimes searched as a joint quit claim deed or a two-owner release of interest, the form passes both interests as they stand at delivery and promises nothing about the condition of the title.

One instrument in place of two releases

Each grantor's interest travels on its own terms. The operative clause remises, releases, and forever quitclaims everything each signer holds when the deed is delivered, and because Kentucky attaches title covenants only to the statutory words of KRS 382.030 and KRS 382.040, a deed that uses neither phrase carries no warranty from either grantor. Joining both releases in one instrument also means one recording, one source-of-title recital, and one transfer tax computation at the county clerk's counter, in place of two separate deeds moving through intake.

Three signatures on one sworn certificate

Kentucky's consideration certificate statute, KRS 382.135, wants sworn signatures from both sides of a transfer, and on a two-grantor deed that means three people sign: each grantor signs the deed together with the certificate, and the grantee signs the certificate alone, a signature that conveys nothing. The form carries a separate notarial certificate for each of the three signers, worded to cover the oath and the acknowledgment at once, so the grantors and the grantee are free to appear before different notaries, in different counties or states, on different days. The completed example shows exactly that pattern, with one grantor acknowledging in Warren County and the other in Hardin County.

The two-grantor pattern in the record

The deed recites exactly two individual grantors, each with a mailing address and a marital status entry, and one grantee. Two relatives who took title together under a single recorded deed and now convey the whole parcel to one person, co-investors closing out a shared holding to a single buyer, and a pair of record owners releasing their interests to settle a boundary or title question present the pattern this deed recites. The form is not set up as a single-owner release, an entity conveyance, or a deed for three or more grantors, and the guide describes how Kentucky's dower statute, KRS 392.020, treats a married grantor whose spouse does not join.

Recording content entered once

Every statutory content element the county clerk checks has one home on the form. The source-of-title section identifies the deed book, page, office, and date of the grantors' vesting deed under KRS 382.110. The party sections carry the full names, mailing addresses, and in-care-of property tax bill address KRS 382.135 demands, and the preparer certification closes the deed with the signed name-and-address endorsement of KRS 382.335. The first page holds its top three inches open for the recording stamp, following the format standard Kentucky's largest counties publish, and the clerk computes the transfer tax from the stated consideration at fifty cents per five hundred dollars before the deed is lodged under KRS 142.050 and KRS 382.260.

I am a lawyer and purchased a specialized type of deed for a special scenario. The product received was functional, but not great. Wording is slightly clunky and the form layout was not convenient for making a professional final product. The wording also didn't contemplate a remote-state probate, which is a common scenario. Something about the PDF prevented me from doing cut and paste, so I had to do OCR to get the relevant text for inserting in my existing draft deed. Finally, while the site claims it is customized for the exact state and county, it does not appear to be well-customized for that purpose and I had to use other language (not sourced from the deeds.com document) to meet local norms.

Working with one document at a time every thing was great, but the program will not let multiple documents save independently. When I saved a document and created another document the changes I made on the second document were on the 1st document. No big deal if your printing, but if your saving to email later, its an issue.
