Real property transfers are governed by Title 33 of the Maine Revised Statutes, but the statutes do not specifically address grant deeds.
A grant deed is a legal document used to transfer, or convey, rights in real property from a grantor (seller) to a grantee (buyer). It contains covenants, or guarantees, that the grantor has not previously sold the real property interest now being conveyed to the grantee, and that the property is being conveyed to the grantee without any liens or encumbrances, except for those specifically disclosed in the deed. Grant deeds do not generally require the grantor to defend title claims.
A lawful grant deed identifies the names and addresses of each grantor and grantee. In addition, it states how the grantee will vest (hold) title. For Maine residential property, the primary methods for holding title are tenancy in common and joint tenancy. An estate conveyed to two or more persons is considered a tenancy in common unless a joint tenancy is clearly expressed (33 M.R.S. 159).
Include the source of title and a complete legal description of the property; without these two things, the document does not constitute notice to third parties (33 M.R.S. 201-A(2)). The deed must be signed by the grantor and notarized and acknowledged before any of the officials listed in 33 M.R.S. 203. If applicable, the grantor's spouse must sign the deed to release his or her interest in the property (33 M.R.S. 772-A-1).
A Transfer Tax Form (or Declaration of Value) must be filed at the County Register of Deeds' office at the same time as the recording of the deed (36 M.R.S 4641-4641N). If the sale is exempt from the transfer tax, state the exemption clearly on the deed. The transfer tax is collected based on the consideration paid for each transfer of property. Find a list of transfers exempt from this tax at 36 M.R.S. 4641-C.
In addition to the content requirements set forth by statute, the form must meet all state and local standards for recorded documents. These may vary from county to county, so contact the local recording office with questions.
Record the deed at the Register of Deeds' office in which the property is located. If the property is located in more than one county, record the deed in both counties (33 M.R.S. 201). All recorded real estate deeds, leases, or other written instruments pertaining to real estate in Maine will take precedence over unrecorded documents (33 M.R.S. 201).

After some initial general confusion -- (we sold a small piece of land privately and therefore do not typically prepare such documentation (!)) -- we were able to purchase and download all forms from Deeds.com and understand how to complete it/them. The help is all there, we just needed to read and study it - the "Example" helped alot. We were able to complete the Document per your online form(s) and then take it to be signed/notarized - and take the completed paper document to the Registry -- and it is now all registered and we are All Set. rn Took the morning (only). I think it needs to be easier to enlarge print to fit an 8"x12" sheet of paper. Printing off samples is difficult to read as it is too small

Highly Pleased- Strongly Recommend Deeds.com Long review... sorry:-) Originally I was very skeptical due to the enormous amount of the scams going on now days and the number of online sources that "claim" to provide you with deed forms for free or for a few. Nothing that you need and want done is free. There is always a cost. So luckily I came across deeds.com. This was the only site that appeared to be simple, to the point, and made no crazy promises. So before selecting this site, I did a little more checking around/price checking to ensure I am getting the best price for the product I needed. I even checked Staples and Amazon to find that they do indeed sell these forms but I do not think the products they provide are specific for my state and county. They claim their forms provided are for all states but my state is specific and I prefer to have forms provided by Deeds.com that is based on Indiana statute that Deed.com clearly identifies on each form. Deeds.com price of $20 seemed a little high at first but when I saw the products provided, the $20 cost is more than reasonable and fair. You not only get the deed form specific for my state and my specific "county" but also the other various/supplemental forms that may be required. Being familiar with my state and knowing how tedious and anal my state is on everything, I was pleasantly please to see the info and extra supplemental forms provided. For example, a person new to the State who recently had property deeded to them, would not necessarily know about the Homestead tax exemption provided if property is your primary residents, over 65 exemption etc. I would highly recommend this site for anyone needing these documents because Deeds.com has you covered on any and all forms/info you could ever need! A bonus is that there is one flat fee and not monthly cost that you have to worry about canceling later unless you superficially select a monthly package. I love the fact that Deeds.com is nothing fancy. There is not a bunch of elaborate graphics etc. They only provide what you need and what they provide is very accurate. Deeds.com has a customer for life.
