Both Deeds of Trusts and Mortgages are used as security instruments in Maryland. This form is used by the beneficiary/lender and/or agent acting on behalf of to fully release a Deed of Trust or Mortgage upon satisfaction. A lender generally has 30 days to record and notify to avoid penalty.
(The required evidence of a recorded release shall be mailed or delivered to the vendor and purchaser within 30 days from the delivery of the deed granting title to the property. (7-106(2))

I'm very impressed. We're a small nonprofit, and we usually walk our documents into our county offices for recording. So I was a little bit skeptical about how things would work if we did it electronically. But it was a smooth, quick, painless, and reasonably priced process. Good site. Two things to note. 1. The Documentary Transfer Tax Exemption sheet, the word "computer" is used when I think it should be "computed" Error in state form? 2. The California Trust Guide could have a watermark which is less distracting. Kind of hard to read the print with the DEEDS.COM logo so prominent.
