Releasing a Mechanic's Lien in Maryland
In Maryland, when a mechanic's liens placed on a property has been paid off or satisfied for any reason, the lien should be properly discharged by filing a lien release in the county registry of deeds in the county where the lien was originally recorded. The owner is also entitled under state law to have the lien lifted upon satisfying the lien obligation. Maryland does not mandate a statutory form for releasing a lien, but a document identifying the lien and the subject property is sufficient to order its release.
At the time of settlement or payment in full between a contractor and an owner, the contractor shall give to the owner a signed release of lien from each material supplier and subcontractor who provided work or materials under the contract. Md. Real Prop. Code 9--114(a).
A valid lien release identifies the parties, the location of the project, relevant dates, details about the previously recorded lien, and all other information necessary for the specific situation. File the release with the recording office for the county where the property subject to the lien is located.

The process for obtaining document itself was easy, and the included guide and example are great! I do have an issue with the format itself, though. The form has pre-defined text boxes, which cannot be altered without partially rebuilding the entire document. For the 'property description' field on the Mineral Deed form, the text box is not large enough for the rather lengthy legal description entered on my original plat. Fortunately, I have a copy of Adobe Pro, so I have been able to re-build the doc to accommodate this short-coming.

I thought it was easy, but I wish it were faster. I uploaded my document Monday night (after 5pm) and got my invoice the next morning Tuesday paid it right away. and my document was not sent to me as recorded until Wednesday morning even though it was recorded the day earlier at 8:30am. So there was a delay of almost 24 hours letting me know that my document was recorded. So if they could speed that up so that we knew exactly when it got recorded immediately I would give it a million stars

Useless for me. My deed could not be pulled. After investigation, I got a copy online directly from WV for $3. No one but editors of this will ever see this. Shame.

It's useful to have forms specific to the County as well as the State. The examples are also helpful, but it would be even more helpful to see an example of a complete and successfully filed package. I will go the County Recorder's Office to see if I can find an example there.

I am so glad I found this resource!
