Typical Stated Reasons to Release a Memorandum of Contract:
Termination of the Purchase and Sale Agreement - The parties have mutually agreed to terminate the Purchase and Sale Agreement.
Expiration of Contract Terms - The Purchase and Sale Agreement referenced in the Memorandum has expired by its own terms and is no longer in effect.
Failure to Satisfy Contingencies - The agreement was contingent upon financing, inspection, or permitting, which was not obtained; thus the contract is void and the Memorandum is released.
Voluntary Release by the Buyer - The buyer no longer claims any interest in the property and voluntarily releases the recorded Memorandum.
Mutual Release of Claims - The parties have resolved all matters related to the agreement and consent to the release of the Memorandum.
Court Order (less common) - Pursuant to the order of the [Court Name], docket number [#], the Memorandum is released.

If I hadn't spent my career as an escrow officer (albeit in another state), I may have had a hard time figuring out exactly which deed I needed and how to prepare them, even with the back-up informational, how-to pdf documents, without an attorney. My experience speaks to how much the general public doesn't understand and how confusing it can be. Nonetheless, the access to so many documents at a fairly reasonable cost, the basic how-to docs made available along with the purchased doc makes all the difference. Bottom line - it was certainly worth the $21 (+-?) I paid for the form and instructions, etc. Admittedly the form is a little inflexible in terms of editing for readability but I understand that offering greater flexibility would likely make theft more likely. So I'm happy with what I got. One suggestion - add more info about what's required in the "Source of Title" section.
