The grantor does not warrant against defects that existed before they acquired the property. This type of deed provides less protection to the grantee (buyer) compared to a general warranty deed, which offers a warranty against all title defects, regardless of when they arose.

Deed.com is AMAZING! I only had about 2 weeks to get my quit claim deed recorded by my county office before my refinace due date approached. The major problem is too expensive, particularly sometime, only few words need to file correction deed which cost 20 dollars!!

It is easy to use but difficult to know when the document has been reviewed for recording and when the invoice is ready. It would be helpful for the website to send an email automatically once the document(s) are ready to be recorded to let you know what the time line is.....Thank you for your help.
