Special Warranty Deed Overview:
A Special Warranty Deed, sometimes referred to as a Limited Warranty Deed is a type of real estate deed where the grantor (seller) warrants the title only against defects that arose during their ownership of the property. The grantor does not warrant against defects that existed before they acquired the property. This type of deed provides less protection to the grantee (buyer) compared to a general warranty deed, which offers a warranty against all title defects, regardless of when they arose.

Limited Warranty: The seller guarantees that there are no legal claims or title defects that arose during their period of ownership, such as liens or encumbrances.
Risk to Buyer: The buyer accepts a higher risk with a special warranty deed because the protection is limited to the duration of the seller's ownership.
Common Use: This deed type is commonly used in commercial real estate transactions or in sales where the seller has owned the property for a brief period and therefore prefers not to provide a warranty for a time before they owned the property.

One thing I would suggest that could be changed is the last page because we have a trust and I had to retype that page to include the trust and both trustee's signatures.

I needed a quitclaim deed to transfer ownership of a home. An attorney wanted $400.00 to file the deed. I downloaded a blank deed for my area from deeds.com. I received it instantly. (Small fee) it came with instructions and a template. I filled it out and submitted it to the County Clerks office.it was simple and I saved a lot of money. There may be other forms you need, check with whoever you are submitting the deed. You'll have additional fees, but that is up to the municipality in which you reside. It will be helpful if you have the latest deed on file. It was much easier than I thought. This is an easy website to navigate through and it is 100% legitimate. I recommend Deeds.com.

At first glance, explanations and guidance to fill out the grant deed seems quite direct and no too difficult. I did not see any reference to a mortgagee which I believe needs to be incorporated in a boundary line adjustment (BLA), though not sure I'll do the actual filling out the form in the next couple of weeks and will be in a better position for a more complete review.
