A limited warranty deed is used for Minnesota real estate transactions where the grantor agrees to guarantee that, during the time of ownership, the grantor did nothing to encumber the property. The deed also passes after-acquired title (any future rights the grantor gains to the same land transferred by the deed).
By excluding assessments from the covenants of title, the grantor alerts the grantee to the fact that one or more outstanding assessment liens and any associated interest may still be attached to the title.

Great to have a downloadable form, rather than a cloud solution that gives no guarantee of privacy. Appreciated the sample.......but all of that still left me with open issues about how to tweak the form to serve my particular needs......for example: how to ensure that survivor rights were properly characterized; how far back I should go with the "Source" section + how I should layer my own additions to the chain of ownership, etc. Nonetheless, an overall happy experience. The process was easy and cost was reasonable. My only suggestion is to allow user the ability to shorten the space between the county and state and the space after the month. I needed to draw a line at the courthouse before they would file it.

descriptions for some areas were longer than what would print out on document - it showed and was visible on the form but would not print out - for example in the legal description. would be nice in fill in areas could be extended as needed
