Questions answered? Let's get started!

A limited warranty deed is used in Minnesota real estate transactions where the grantor guarantees that, during the time of ownership, the grantor did nothing undisclosed to encumber the land. The deed also passes after-acquired title (any future rights the grantor gains to the same land transferred by the deed).

By excluding assessments from the covenants of title, the grantor alerts the grantee to the fact that one or more outstanding assessment liens and any associated interest may still be attached to the title.

The basic forms and requirements for real estate deeds in Minnesota are governed by Minn. Stat. 507. Properly completed statutory deeds are effective in most cases, but leave the possibility for errors based on incorrect or missing information. To reduce confusion about the different real estate transactions, Minnesota suggests requirements for uniform conveyancing forms, each with a specific purpose.

This deed form, specifically intended for real property transfers from individual owner(s) to joint tenants, matches the format, content, and requirements set forth in the most recent update.

This is an amazing place to come for all your deed help. I had looked on several other sites without luck, but deeds.com got everything I needed quickly and they are very inexpensive! Love this site and will be recommending it to anyone needing this type of help.

My county clerks office referred me to this website and I am so glad she did. This site is very easy to use, they do NOT try to sell you other things you don't need (or want) nor do they make you sign up for anything. Pick what you need and whalaa - there for you in seconds. Thank you so much - will use again should the need arise. JS

instead of the rep giving me instructions on how to summit the documents, with 3 pages, he or she told me i had all night to figure it out!!! wow...because of that i rate the service very poorly...fast to get it done but very poor customer service...so...i give them a 2.5 rating.

All I needed was a simple Certificate of Trust. Deeds.com had a template for exactly what I needed. I didn't have to make an appt with an attorney, wait for one to be available, nor pay a ridiculous amount for a standardized document. Super easy.

I'm typing along and suddenly I can't fit anything more into the page and there's plenty of room. This is my 2nd time using this site. No problem the first time years ago. Now it's an issue, looks like I'll need a typewriter to finish the form. Where do I find a typewriter?!! I can't complete the legal description!

Reply from Staff

Thanks for your feedback Nora. If you are unable to find a typewriter you can always do as the guide suggests and use the included exhibit page.
