A limited warranty deed is used in Minnesota real estate transactions where the grantor guarantees that, during the time of ownership, the grantor did nothing undisclosed to encumber the land. The deed also passes after-acquired title (any future rights the grantor gains to the same land transferred by the deed).
By excluding assessments from the covenants of title, the grantor alerts the grantee to the fact that one or more outstanding assessment liens and any associated interest may still be attached to the title.

The process was not difficult but I don't think that it suited my needs. There were several fields that were not applicable to me but I had to enter something to proceed. I also filled out the other form and mailed it in with some documentation that the electronic service did not ask for. Questions of my attempt are still unanswered. I'm very impressed. We're a small nonprofit, and we usually walk our documents into our county offices for recording. What a wonderful and easy task using deeds.com. I searched on line for the proper procedure to file a quit claim deed. It looked to confusing to do mysellf until I found deeds.com. With their instructions, I was able to fill out all the proper forms and file with the court in two days. Saved me at least a thousand dollars if I had an attorney do the same. Thank you. I needed a Missouri Notice of Intent to Sell without a named designated buyer. Mo Statutes require notice be notarized and filed 45 days before any closing to protect buyer from liens. You do not have that document. We are flipping a house so it must be filed. Our lawyer was on vacation. Cannot find one anywhere on net. Finally got a template from our title company.
