A limited warranty deed is used in Minnesota real estate transactions where the grantor guarantees that, during the time of ownership, the grantor did nothing undisclosed to encumber the land. The deed also passes after-acquired title (any future rights the grantor gains to the same land transferred by the deed).
By excluding assessments from the covenants of title, the grantor alerts the grantee to the fact that one or more outstanding assessment liens and any associated interest may still be attached to the title.

Properly completed statutory deeds are effective in most cases, but leave the possibility for errors based on incorrect or missing information. To reduce confusion about the different real estate transactions, Minnesota suggests requirements for uniform conveyancing forms, each with a specific purpose.

It just a little disconcerting that I was not able to preview any of the forms prior to purchasing them. Thank goodness they were the correct forms I needed. I would suggest being able to at least make the picture of the forms a little larger or give the capability to zoom in.

The process was fast and efficient. I did get a bit confused after entering info for my package but soon realized I had completed this part of the process and only needed to leave the page and wait for review of the document and then the invoice. Your product package was thorough and I am the one who does not know how to use or begin to be interactive with a computer.
