The personal representative's (PR) deed of sale is a fiduciary instrument used in probate proceedings to convey real property from an estate to a purchaser. A personal representative, who may also be referred to as either an executor or administrator, is the fiduciary appointed to manage the decedent's estate.
Formatted after Minnesota Uniform Conveyancing Blanks Form 10.5.3, use this deed to convey the decedent's real property from an individual PR to an individual purchaser when a necessary partition among multiple beneficiaries cannot be conveniently made, to facilitate payment of the estate's debts, or as directed by the decedent's will. The deed carries no warranty.

Thought from the reviews and claims, it would be able to do our quit claim deed. Maybe for simple situations it works but ours required more room for the description and parcel numbers. Ended up being a total waste of $40.00. Wouldn't buy again. It is no better than the free forms you can find online.

After spending $21 to obtain a Quit Claim Deed form, I realized that I was in over my head. The forms were immediately available for download, which was nice. However, I was not impressed by the lack of several features: 1) there was no way to edit set text in the form, such as where it says you should consult an attorney. That is not necessary for recording the deed and I wanted to deleted it, but could not. 2) Also, under the "Notes" section, there is a limited area to write; I tried adding a fuller explanation of something, but the form would not accept or include it when I printed the final document. The form may do the job, but it's not very sophisticated or elegant.

I wasn't sure what I was looking for initially so I printed out the wrong thing. Had to pay again to get the right one but much less expensive than getting it from a lawyer. Our military lawyers will make the forms official but they don't have the forms. Hope this makes things easier for our children when we pass. Thank you for offering this service.
