In Minnesota, transfer on death deeds are governed by Minn. Stat. 507.071.

While the statute provides a basic form, as well as overall content requirements, the state authorized the development of uniform conveyance documents for some specific situations. One such situation occurs when a married property owner holds sole title to the real estate he or she wishes to convey with a transfer on death deed. A correctly-completed basic statutory form is valid in most cases, but because the owner's husband or wife may be able to claim spousal interest in the property, these deeds require the spouse to sign a statement releasing any marital rights. Without this release, the non-probate transfer on death may not occur, and the property could revert to the deceased owner's estate for probate distribution instead. To prevent such unintended outcomes, there is a special deed for this circumstance.

This transfer on death deed form is for use ONLY by married grantor owners who are the sole spouse on the property's title.

As with other transfer on death deeds, this form must be executed and RECORDED during the grantor owner's lifetime.

It was very easy to use the website. I wish there was an option to pay for multiple documents at once instead of having to pay for each one individually.

The forms download was quick and easy. The example deed was excellent. However, the payment method should include PayPal, not just credit cards.

My county clerks office referred me to this website and I am so glad she did. This site is very easy to use, they do NOT try to sell you other things you don't need (or want) nor do they make you sign up for anything. Pick what you need and whalaa - there for you in seconds.
Thank you so much - will use again should the need arise.

WOW! I am so pleased the County Registrar’s office recommended Deeds.com. From start to a very quick finish Deeds.com worked to ensure my documents were correct and they immediately filed them. The Warranty Deed was accepted by the County and registered within a hour. Deeds.com’s communication was superb. I will use this handy resource every time I am in need.

The process was all very clear and easy -- pay the fee online and download the state and county forms onto my computer. I will do as instructed for the Revocable Transfer on Death Deed, then update my review after I file this with the office of the Sandoval County (New Mexico) Clerk.
