Transfer on Death Deed by Unmarried Grantor Owner -- Minnesota Form 10.8.1
In Minnesota, transfer on death deeds are governed by Minn. Stat. 507.071.
While the statute provides a basic form, as well as overall content requirements, the state authorized the development of uniform conveyance documents for some specific situations. For example, to add clarity, there is a form specifically designed for use by unmarried grantor owners. A correctly-completed basic statutory form is valid in most cases, but it asks for information that may not apply to a single individual. By providing incorrect or conflicting information, even if it is unnecessary, the grantor owner might inadvertently cause the property to revert to the deceased owner's estate for probate distribution.
This transfer on death deed form is for use ONLY by unmarried grantor owners.
As with other transfer on death deeds, this form must be executed and RECORDED during the grantor owner's lifetime.

Disappointed. Description of Lien discharge form does not indicate it is specific to Mechanic liens. I'm inexperienced with liens & should have contacted someone before I ordered.

The download of forms, etc. was easy and the guides that were provided were good, but more information would have been nice as to where to find tax map #, parcel #, and district mentioned in Exemptions from Property Transfer Fees (and Declaration of Consideration or Value.

I was in a rush to record a quit claim deed, however due to covid 19 Miami dade county recorders office are not open to public. According to staff I would have to mail in the quit claim deed and wait approximately two weeks for the deed to get recorded. Thanks to Deeds.com I got my document recorded in less than one day. We aimed to handle a survivorship affidavit (deed change) without a lawyer following my dad's death. After some searching, deeds.com seemed to have the most comprehensive and "correct looking" form we could find for our locale, so we went with it, and it was accepted by our recorder's office.
I'm not sure why our local government office doesn't offer a standard form, but they don't, and deeds.com came through for us in a pinch.
