When a suit is filed in any court, affecting title to real property, a Lis Pendens should be filed with the Clerk of the Chancery Court, in any and all county's where said property is located. A Mississippi Lis Pendens requires:
(The Names of all parties to the suit) (A description of the real estate) A brief statement of the nature of the complaint 11-47-3
At which time the Clerk will immediately file the Lis Pendens to become public notice. 11-47-9

Customer service was poor. I felt like I had to debate the representative to provide guidance and assistance. They acted as though I knew the process, the documents involved, etc. At the same time, they asked me to confirm which documents or at least pages needed to be filed. The download package is very thorough and complete for the Corrective Deed I needed to file. The material is state/county specific and includes a completed example. The price is reasonable compared to an attorney fee from $400 to $600

The forms, and other information, are all excellent. I would be giving a 5-star review if it were not for the fact that downloading a "bundle" about quitclaim deeds required I download every single file independently (15 files). I would far prefer a zip file, or one click to download the whole pile of independent files.

Deeds.com had much better and fuller information than any other help i found (90% complete vs 60 % complete); they tout how up-to-date they are on all the counties in the country and the idiosyncrasies of each county's forms and procedures; but some minor points of the info i needed were missing or confusing. Including that they sold me on e-Recording my deed through them, only to find out after i had done all the prep for that, that they had failed to tell me upfront (or i missed it somehow) that the county i was dealing with did not yet accept online recording. So, they were by far the best i found, but not 100%.
